Early involvement at the level of urban planning and development
The projects aimed for by Vesteda at the desired locations seldom exist already and must therefore be developed. Building locations are few and far between, but they can be created in the course of urban redevelopment activities. Within this context, Vesteda focuses not only on the homes themselves but also on the public space, infrastructure, and the location relative to the city centre and associated facilities.
Cooperation with municipalities
Past experiences with various municipalities have made it clear that Vesteda’s specific knowledge of tenants and their wishes can be a major asset when it comes to developing a city area or district. From the viewpoint of the municipality, the early participation of an external party is preferable, as it allows the municipality to continue working with the same party – during the planning, developing, execution and management phase – and to outsource some of its responsibilities to a market party. By participating in the development/redevelopment phase of an area at an early stage, Vesteda Project Development bv can help influence the initial guidelines for the new developments.
Needed: 10,000 units in the pipeline
Due to the length of the zoning and planning procedures involved and the long preparation times needed for projects, Vesteda needs to have roughly 10,000 homes in the pipeline in order to ensure that the necessary annual influx of new units can be generated for Vesteda.
Focus on the Randstad, Utrecht and northern Brabant regions
The targets of Vesteda Project Development bv are adjusted on the basis of the differences between the present portfolio and the model portfolio as well as the acquisition opportunities available. In the coming years, the focus will be squarely on the Randstad region and the provinces of Utrecht and Noord Brabant. Three quarters of the total acquisition target needs to be realised in this region, referred to as region 1.
